Sandra Tomac is a director in Andersen’s Valuation practice based in the Los Angeles office. She plays a key role in leading Andersen’s national Cost Segregation team and brings nearly 20 years of experience conducting studies for Federal Income Tax purposes, including cost segregation analyses for the Modified Accelerated Cost Recovery System (MACRS), Asset Management reviews, and Tangible Property Regulation (TPR) studies.

Sandra has completed purchase price allocations, construction cost estimating, and tax engineering services across the U.S. and internationally, serving a wide range of industries including gaming, hospitality, biotech, manufacturing, education, sports and entertainment, private wealth, pharmaceuticals, residential real estate, restaurants, and retail. She has executed over 1,000 studies and has deep expertise in cost segregation issues such as bonus depreciation, Qualified Improvement Property, Qualified Leasehold Property, Qualified Restaurant Property, Qualified Retail Property, the Alternative Depreciation System, catch-up depreciation calculations (§481(a) adjustments), and leasehold allowances.

Her experience also includes lender control engagements, construction cost certification, insurable value assessments, fixed asset reviews, capital goods excise tax credits, and construction claims.

Before joining Andersen, Sandra was a senior project engineer at Bedford Cost Segregation and previously served as a manager in the engineering and construction consulting group at Deloitte. She began her career as a project manager with a Fortune 500 international company.
